New Home Inspection

As a new home purchaser, you have some protection offered by Tarion Warranty Corporation - a private corporation established in 1976 to administer the Ontario New Home Warranties Plan Act (ONHWP), which outlines the warranty protection that each builder must provide to new home and condominium buyers in Ontario. Tarion ensures that home builders abide by this legislation, and that consumers are protected when builders fail to fulfil their warranty obligations.

 

Municipal inspections and the builder do not always catch problems with your new home

​Prudent purchasers turn to Solex Group for an independant home inspection of their new home to find any defects in material, workmanship, incomplete items, health & safety issues and just plain advice from an objective professional with a trained eye. Our report will document the inspector’s findings which can be used to ensure that deficiencies are corrected under the builder’s expense and/or under warranty (Tarion).​

 

 

When should I have my new home inspection performed?

The Pre-Delivery Inspection (PDI) is NOT the best time to perform a complete home inspection.  This is the builder's event and typically more limitations may be in play at the PDI: time limitations, incomplete items/features, and restrictions on what we can do as visitors (technically, the builder still owns the home until the date of possession). The purpose of a PDI is to document the condition of the home/unit with the builder's representative, prior to occupancy and capture incomplete, damaged, missing or non-operational items. It is also an opportunity to review maintenance procedures (ask the builder's representative to demonstrate the use of key components and systems of the home). Make a note of surfaces or items that cannot be inspected during the PDI.

Solex Group recommends having your New Home Inspected by our professional home inspector within the first year (ideally about 1 week before the Initial or Mid-Year forms are due) to identify defects in work or materials, defects that make the home unfit or unsafe for habitation, etc. 

 

Warranty form submission timeframes - MyHome automatically submits forms:

  • Initial Form on day 41

  • Mid-Year Form on day 183

  • Year-End Form on day 366

The following Warranty Forms can be manually submitted at any time:​

  • 2nd Year - Homeowners can manually submit as many forms as are required at any time during the second year.  

  • 3-7 Year - Homeowners can manually submit as many forms as required at any time during years 3 through 7.

We also recommend you have your new home tested for radon since your new home warranty in Ontario provides coverage against excessive radon concentrations for a full 7 years.  If the radon level in your home is above Health Canada's guidline, you can make a warranty claim.  For more information, see Radon Testing.
