Old or new, know what you are buying by having us inspect your home prior to purchasing. This will remove much of the unnecessary anxiety of purchasing the property by exposing significant issues or deficiencies and any safety concerns prior to purchase.

Resale Home

Buying a resale house is similar to buying a used car, as unexpected repairs, replacement costs, and safety concerns may be just around the corner. Our inspection will reduce your risk by identifying conditions that will affect your decision to buy or not to buy a property. These conditions will be reported to you in an easy to understand manner (verbally and by the report itself) with recommendations, cost estimates including priority of repairs/improvements, and maintenance advice.

New Home

Congratulations on your new home purchase. As a new home purchaser, you have some protection offered by Tarion Warranty Corporation - a private corporation established in 1976 to administer the Ontario New Home Warranties Plan Act (ONHWP), which outlines the warranty protection that each builder must provide to new home and condominium buyers in Ontario. Tarion licenses home builders in the province and ensures that they abide by this legislation, and that consumers are protected when builders fail to fulfill their warranty obligations.

But municipal inspections and the builder do not always catch significant problems with your new home. Prudent purchasers turn to Solex Group for an inspection of their new home to find any defects in material, workmanship, incomplete items, health & safety issues and just plain advice from a professional with a trained eye. Our report will document the inspector’s findings which can be used to ensure that deficiencies are corrected under Tarion and/or the builder’s expense.

After moving into your new home, we recommend you make a list of what you would consider a deficiency by the builder. Our inspector will evaluate your list of concerns (update it as needed), and possibly add to your list with our own findings.

Since the first year starting on the date of possession is the most significant (from a Tarion warranty aspect), our New Home Inspection should be performed before your first year warranty reporting period expires (ideally within 11 months from the date of possession).

Tarion has strict guidelines and deadlines for the various forms you may need to fill out for warranty coverage, so mark your calendars accordingly (for more information, visit www.tarion.com).

Multi-Unit / Commercial

Buyers of multiple unit and commercial buildings are subject to similar issues as resale houses. Our report will provide you with recommendations in regards to required or upcoming repairs or maintenance to the building, life expectancies and testing of systems/components, cost estimates, and more. In addition to the condition of systems and components of the building, (depending on the age of the building) buyers should also be concerned with mandatory retroactive standards such as Ontario Fire Code requirements. Although our inspections are not a substitute for Fire Code compliance issues done by the local fire department, our inspection report will provide you with sound decision making information for your short-term, mid-term, or long-term goals.
